The subject site is on the southeast edge of the Winston Heights-Mountview community in northeast Calgary. It has been occupied by the Ambassador Motor Inn and a restaurant since 1962. At the time, this site was on the edge of the city and the motor inn was an appropriate use along the newly opened Trans Canada Highway. Over 50 years, this has transformed into an inner-city neighbourhood and 16th avenue has been upgraded to accommodate increased traffic from the outlying communities. It is time to increase density along the 16th avenue corridor.
In accordance with the goals of the Winston Heights-Mountview ARP (and proposed North Hill Local Area Plan) and in the spirit of the current rezoning of “Midfield Heights” property immediately adjacent to the site to the east, we are requesting a land-use re-designation in order to achieve a higher density mixed-use development.
This re-designation will allow for a potential 20 storey mixed-use building with residential towers over a commercial podium to the south and a single 6 storey multi-residential building to the north. Effectively, this is a modification from the density proposed for this site in the upcoming North Hill Local Area Plan - 6 storeys on the north end of the site facing 17th avenue and 12 storeys on the south end of the site facing 16th avenue.
