In the spirit of the current re-zoning of Midfield Heights, we are proposing to the City of Calgary a land use re-designation for the property at 802 – 16th avenue NE in Calgary. This lot is currently occupied by the Ambassador Motor Inn.
This proposed land use will not only affect the subject property but will also have a significant effect on the adjacent lands and the lives of neighbouring residents. Prior to our application to the City, we wish to engage the community to allow them to express their concerns and provide feedback.
This land use re-designation will allow for a higher density multi-residential and retail use. The potential is two 20-storey residential towers over a one or two-storey commercial podium to the south of the site and a 6-storey multi-residential building to the north of the site.
Our project has a number of benefits. It will provide a mix of residential unit types to contribute to a transitional neighbourhood with a diversity of housing. It will provide a greater intensity of use. MAX Orange transit stop is situated in front of the property - this will increase patronage of local businesses and increase enrollment in the neighbourhood schools.
Our team understands that you may have many concerns regarding our proposed land use re-designation. Some of the concerns are the shadowing from a 20 storey tower at the south limit of the site, lack of parking on-site and spillover parking on streets and potential noise caused by the retail sectors in the community. Please note that our architects have planned the project carefully to eliminate all these concerns.
